An insurance claim for commercial roof damage is only as strong as the documentation behind it. Commercial property insurance claims involving roof damage require documentation that goes beyond a verbal description or a single photograph from the roof edge. Insurers have their own adjusters who will assess the same roof and produce their own documentation - and their documentation will be detailed. The building owner's position is materially stronger when they have independent documentation from a qualified roofing contractor that was produced from systematic field assessment before or alongside the adjuster's inspection.

We produce roof condition documentation for Atlanta commercial buildings involved in insurance claims. This documentation is useful because it is based on field assessment, not opinion. When an insurer's adjuster and a roofing contractor's estimate disagree, the disagreement can usually be traced to one of two sources: the adjuster and the contractor assessed different things, or the contractor's estimate was not backed by field-documented findings. Our reports are backed by field-documented findings. Every damage location in our report has a corresponding GPS-tagged photograph and a written description.

GPS-tagged field photographs: Every identified damage location is photographed with GPS coordinates embedded in the image metadata. The photographs are organized by roof zone and cross-referenced to the damage inventory. The photographic record is complete - we do not curate a selection of compelling images; we produce a systematic record of every identified damage point regardless of severity.

Written damage inventory: A zone-by-zone written narrative of conditions found, including damage type (hail impact, wind-related membrane separation, debris puncture, flashing failure), severity classification, and the extent of damage at each location. The narrative matches the photographic record - every item in the written inventory has a corresponding photograph.

Roof plan with damage locations: A scaled roof plan showing the building perimeter, roof zones, drain locations, and all identified damage locations mapped by zone designation that corresponds to the written inventory and photographs. This allows anyone reviewing the documentation to locate specific damage items on the building.
